Overview
The Washington State Legislature recently passed HB 1110, a transformative housing bill that represents the most significant zoning shift in Western Washington in decades. This bipartisan legislation addresses the housing affordability crisis impacting the Pacific Northwest.
HB 1110, along with HB 1337 regarding ADUs, takes effect on July 1st, 2025. The bill allows for 2-4 units on lots traditionally zoned as "Single Family" in King, Pierce, Snohomish County, and beyond. Additionally, two ADUs will be permitted alongside the 2-4 units, potentially creating up to 6 housing units on certain parcels.
Residential properties near mass transit could see even higher density and relaxed parking requirements. This increased density will expand the supply of smaller, more affordable housing options for future Washington residents.
